1. Getting Started & Property Walkthroughs
-
We’re a full-service construction and renovation company operating across the Algarve, Portugal. We handle everything from targeted repairs and kitchen or bathroom upgrades to structural work, full villa transformations and custom new builds.
From the initial property assessment through to project completion, we coordinate the work and manage the process to help make your project as straightforward as possible.
-
We work across the Algarve. If you’re unsure whether your property falls within our service area, send us the location on WhatsApp and we’ll confirm.
-
The easiest way to get started is to book a complimentary property walkthrough through our website or contact us on WhatsApp.
We’ll arrange a visit to assess the property’s visible condition and potential, discuss your plans and help you understand the options available before you commit to a project.
-
Yes. Our initial property walkthrough is complimentary and comes with no obligation to hire us.
It’s an opportunity to discuss the property, identify visible concerns and explore potential improvements. The walkthrough provides informal verbal guidance rather than a comprehensive inspection or written report.
If you’re buying a property and need a detailed written assessment, our pre-purchase property survey is a separate, paid service.
-
Because clarity changes everything.
Before committing your money to a property or renovation, it’s helpful to understand what the building may need, which improvements are possible and what the work could realistically involve.
An initial assessment can help you ask better questions, plan your budget and make more informed decisions before moving forward.
-
Yes. We undertake a range of projects, from targeted repairs and individual room renovations to extensive villa transformations and custom new builds.
Regardless of the project’s size, we focus on clear communication, careful planning and quality workmanship.
-
We work in English and Portuguese. Project documentation can be provided in either language, as agreed for your project.
2. Buying Property in the Algarve
-
Ideally, before.
A property walkthrough before you commit can help you identify visible concerns, understand potential renovation requirements and make a more informed decision about the property.
The information may also help you prepare questions for the seller or discuss the property’s condition during price negotiations.
If you’ve already purchased the property, we can still help you assess its condition and plan any necessary improvements.
-
During the visit, we’ll share our observations about the property’s visible condition and discuss:
Issues that may need immediate attention.
Improvements that could be considered over time.
Potential renovation opportunities.
Areas that may require further specialist investigation.
The likely scope of work and indicative cost considerations.
The walkthrough is an informal, verbal assessment. If you need documented findings, photographs, prioritised recommendations and repair cost estimates, our paid pre-purchase property survey may be more suitable.
-
A complimentary walkthrough is an informal visit where we discuss the property’s visible condition and potential improvements with you on site. It does not include a detailed written report.
A pre-purchase property survey is a separate, paid service involving a more detailed inspection within an agreed scope. It includes a written report documenting our findings, photographs, recommendations and indicative costs for relevant repairs or improvements.
The survey can help you assess the property’s condition, plan future works and prepare informed questions for your lawyer or other advisers before completing a purchase.
-
The exact scope is confirmed before booking. Depending on the property and agreed service, the survey may include:
An on-site visual inspection of accessible interior and exterior areas.
Structure: Visible foundations, walls, beams and floors, including signs of cracking or movement.
Roofing and exterior areas: Roofs, terraces, waterproofing and drainage.
Moisture: Visible signs of damp, moisture intrusion and mould.
Building installations: A visual check of accessible plumbing, electrical installations, windows and doors.
Pools and outdoor areas: Where applicable and included in the agreed scope.
Alterations and extensions: Visible changes that may warrant comparison with approved plans or further investigation.
Written report: Photographs, findings prioritised by urgency and professional recommendations.
Indicative costs: Estimated costs for identified repairs and recommended improvements, where feasible.
Further investigations: Recommendations or referrals for specialist inspections where necessary.
The survey is based on accessible areas and observable conditions. It does not automatically include destructive testing, specialist diagnostic testing, certification of installations or legal verification of planning and licensing records.
-
Our property surveys are paid services, with fees depending on factors such as the property’s size, age, location, condition and the scope of inspection required.
We’ll confirm the fee and expected report delivery timeframe in writing before you book.
-
Yes. A survey can provide useful information when discussing a property’s condition with the seller.
Buyers may use documented findings and indicative repair costs to support price negotiations, request that particular issues be addressed before completion, or decide whether the property is the right investment for them.
The survey provides information to support your decision; it does not guarantee that a seller will agree to a price adjustment or undertake repairs.
-
We look for visible signs that may indicate damp, moisture intrusion, mould, cracking, movement or other building concerns.
Some problems are concealed behind finishes, within structural elements or in inaccessible areas. A visual inspection cannot guarantee that every defect will be identified.
Where we identify signs of a potentially significant issue, we can explain our observations and recommend further investigation by an appropriately qualified specialist.
-
We can flag visible extensions, conversions or alterations that may warrant comparison with the property’s approved plans.
However, confirming the legal licensing status of building works requires verification of the relevant records with the appropriate authorities and professionals. Your lawyer should confirm the legal status of the property and any alterations.
We’re happy to coordinate with your lawyer and other professionals where appropriate.
-
Yes. We regularly collaborate with real estate professionals and can coordinate with your lawyer, architect, engineer or other advisers to help make the property-buying and renovation process more informed and organized.
-
Absolutely. We work with international property owners and clients who cannot be on site throughout the project.
We coordinate the work locally and can provide regular progress updates, photographs and videos, as agreed for your project.
You’ll have a direct point of contact, and we’ll communicate important developments so you can stay informed even when you’re abroad.
3. Pricing, Quotes & Payments
-
Every property is different. The cost depends on the scope of work, the property’s existing condition, materials, finishes, access, labour requirements and any necessary permits or specialist services.
During an initial walkthrough, we can discuss the likely scope and provide indicative guidance where possible.
If you decide to move forward, we’ll prepare a written proposal setting out the agreed work, pricing and relevant project details.
-
Our written proposals are designed to make it clear what you’re paying for.
Depending on the project, your proposal will identify the agreed scope of work, materials and specifications, pricing, applicable IVA (VAT), estimated timeline and relevant exclusions.
Any assumptions, provisional items or work not included will be identified where applicable. Please review the proposal carefully before accepting it, and ask us if anything needs clarification.
-
Your written proposal will state whether IVA is included and the applicable rate.
Some qualifying construction or renovation services may be eligible for a reduced IVA rate, depending on the nature of the work and the applicable legal requirements. We’ll identify the rate applied to your proposal based on the circumstances of your project.
-
Yes. Where required under your agreement, a deposit secures your project start date and helps us organise the necessary materials, supplier orders and scheduling.
The deposit amount, payment deadlines and remaining instalments will be set out in your written proposal or contract.
For larger projects, payments are generally arranged in stages linked to agreed project milestones.
-
Sometimes you may wish to make changes, or previously concealed conditions may be discovered once work begins.
If a change affects the scope, price or timeline, we’ll explain the situation and discuss the available options with you.
Proposed variations will be documented and approved in accordance with your contract before the additional work proceeds, except where a different procedure is lawfully agreed or required in the circumstances.
Our aim is to keep you informed and avoid unexpected costs or decisions being made without the appropriate approval.
4. Refunds & Cancellations
-
When a refund is due, it will be returned to you in full within a maximum of 90 days. As client funds may already be committed to materials and supplier orders on your behalf, the exact timing depends on how long it takes to return those materials and receive refunds from our suppliers.
We process your refund as soon as those funds are recovered and keep you informed throughout the process.
-
Once materials, fixtures or finishes have been ordered for your project, funds may already have been paid to our suppliers. Where items need to be returned or orders cancelled, we may need to wait for suppliers to process their refunds before returning those funds to you.
The 90-day timeframe allows for this process to be completed, and we aim to return your money as soon as possible.
-
Yes. Cancellation terms are set out in your contract. Any amount due back to you will be returned under our 90-day refund policy, subject to the terms of your contract and applicable law.
-
No. Your statutory rights under Portuguese law remain protected. Our refund and cancellation terms are subject to applicable consumer protection laws.

Some interior improvements may not require the same approvals as structural alterations, extensions or changes to a building’s exterior. Requirements can also vary depending on the property’s location and legal status.
We’ll discuss the likely requirements for your project and, where needed, coordinate with architects, engineers and other relevant professionals to help establish the appropriate process.
Any necessary approvals must be obtained before the relevant work proceeds.
-
Absolutely. We regularly collaborate with architects, engineers, interior designers and other professionals.
If you already have a design team, we can coordinate with them on the construction side. If you don’t yet have a team, we can discuss your needs and help connect you with suitable professionals where available.

Clear, consistent communication is one of our priorities.
You’ll have a direct point of contact through WhatsApp and receive progress updates, including photographs or videos where agreed.
We’ll also communicate significant developments, decisions requiring your input and any proposed changes affecting the scope, cost or timeline.
-
For smaller projects, it may be possible to remain in the property while work is carried out.
For larger renovations involving kitchens, bathrooms, structural alterations, electrical systems, plumbing or extensive dust and noise, we may recommend arranging alternative accommodation.
We’ll discuss the likely disruption, access, safety and practical considerations before work begins so you can plan accordingly.
-
Renovations can uncover concealed issues that were not visible during the initial assessment, such as moisture damage, deteriorated materials or problems with existing installations.
If we discover an issue that affects the planned work, we’ll explain what we’ve found, discuss the available options and outline any relevant cost or timeline implications.
Any additional work will be handled in accordance with the agreed variation procedure and applicable law. We aim to ensure that you understand the situation before decisions are made.
-
Once the agreed work is substantially complete, we’ll arrange a walkthrough with you to review the completed work and identify any outstanding items that need attention under the contract.
